In Wigan, letting agents Karen and Gemma have no idea that a routine inspection is about to turn into one of the worst hoarding cases. Charlotte, a mother of two small children, is refusing to pay rent because of the poor condition her flat is in.
Letting agents Karen and Gemma investigate claims of vandalism and anti-social behaviour at a property they manage in Wigan, but when they discover the tenant is no longer living there, they track her down to learn that she's abandoned the property and has tried to move in somewhere else by forging a reference. Meanwhile, in Darwen, letting agent Paul issues proceedings on a tenant who is more than £3,000 in arrears, but Paul's attempts at evicting him are delayed when the tenant refuses to leave without Paul giving him a good reference.
Doctor Tariq, with the help of his lawyer, tries to throw out a tenant who refuses to pay. In London, the police discover that there are 30 men living in an unsafe house. They refuse to say who their landlord is.
Landlords Suketu and Minesha Patel signed a `guaranteed rent" agreement with their letting agent who manages their east London property but, after falling £7,000 in rent arrears, they confront him.
